NOTICE FOR PUBLIC COMMENT
The Lake County Planning Department has received the following Floodplain Development Permit application:

Duncan Scott has requested a permit for existing and proposed fill within the floodplain of Swan Lake. Existing fill consists of 1120 yds3 of pit run material and 50 yds3 of topsoil. Proposed fill will consist of 280 yds3 of pit run material and 420 yds3 of topsoil. The fill will cover an approximate area of 150’ x 250’, tapering up to a height of 24”, and will be seeded and vegetated with fruit-bearing and native-species trees. The project is located on the west shore of Swan Lake, on West Swan Shores Rd., in the S˝, NEĽ, NEĽ of S31, T26N, R18W, shown as Tract 1 of COS 4835, Lake County.

LEGAL NOTICE
LAKE COUNTY SUBDIVISION REGULATION UPDATE

On Wednesday, June 18, 2008 at 7:00 p.m., the Lake County Planning Board will hold an informal work session to continue the process of updating the Lake County Subdivision Regulations. The Planning Board will meet to review and accept comment on draft sections of the General Design and Improvement Standards of the regulations. Once complete, the draft sections will be incorporated into the final draft of the Regulation, which is anticipated to be complete by August 2008. The final draft of the Subdivision Regulation Update will be reviewed at a formal public hearing to be held after August 2008.

The draft sections, as well as the current subdivision regulations, and the schedule for review of each section of the Subdivision Regulations may be viewed at Lake County Planning Dept, Room 315 of the Lake County Courthouse or online at http://lakecounty-mt.org/planning in the Subdivision section. The Lake County Planning Board encourages the public to attend this meeting and participate in the Subdivision Regulation Update process. The Planning Dept will accept written comment on the proposed sections to be included in the Planning Board information packets until 5:00 pm on June 10, 2008. Written comments received after that time will be synopsized and read aloud at the meeting. LEGAL NOTICE

On Wednesday, July 9, 2008 at 7:00 p.m., the Lake County Planning Board will hold a public meeting in the large conference room of the Lake County Courthouse on the following item:

 MEGA VIEW MAJOR SUBDIVISION

Timothy B. and Diana V. Sundles have proposed an 11-lot major subdivision of a ±57.96-acre irrigated parcel located approximately ˝-mile east of the Town of St. Ignatius, along the east side of Watson Road. The lots are proposed with individual wells and sewer systems, and would range in size from 3.27-acres to 9.65-acres. The property is located within a 5-acres per unit development density region on the Lake County Density Map, and is legally described as Tract-2 of COS 5510, located within Section 18 of T18N, R19W.

 POST CREEK MAJOR SUBDIVISION

James and Pamela Toste have proposed a 6-lot major subdivision of a ±120.9-acre irrigated parcel located 6 miles north of St. Ignatius in a 20-acre per unit density region. The 6 single-family residential lots would range from 5.23 to 79.48 acres in size with each lot being served by an individual well and septic system. Fish Hatchery Rd and Kerns Rd border the property on the east and west. The tract is legally described as Tract D of COS 6155, further described as the
W ˝ of Section 14, T19N, R20W.


FOX HILL SUBSEQUENT MINOR SUBDIVISION

R.J. & Alisa Snyder & Noelle Decker have proposed a 4-lot minor subdivision of two tracts totaling ±39.86-acres located approx. 3 miles north of Ronan in a 10-acre per unit density region. The 4 single-family residential lots would range from 4.98 to 19.90 acres with each lot having an individual well and septic system. Canyon Mill Rd borders the property to the south. Fox Hill Lane is the proposed internal roadway for the division. The tracts are legally described as Lot 1B (Amended Plat) and Lot 2 of the Canyon Mill Subdivision further described as SE Ľ of Section 19, T21N, R19W.

 The application materials for the proposals may be viewed at Lake County Planning Dept, Room 315 of the Lake County Courthouse. The Lake County Planning Board encourages the public to attend this meeting and voice comments they may have on the proposals. The Planning Dept will accept written comment to be included in the Planning Board information packets. Public comment regarding water and/or sewer proposals must be submitted in writing to the Lake County Planning Dept. This comment must be received prior to 5:00 pm on June 30, 2008. Written comments received after that time will be synopsized and read aloud at the meeting. LEGAL NOTICE

On Wednesday, July 9, 2008 at 4:00 pm, the Lake County Board of Adjustment will hold a public hearing in the large conference room of the Lake County Courthouse on the following item:  

 HASSELMANN VARIANCE REQUEST

Shon and Tracy Hasselmann of 39310 Lakeview Dr, Polson have requested a variance from the accessory building requirement of the Low Density Residential Zoning District of the Polson Development Code.  The applicants are requesting an after-the-fact variance to place a detached garage in the front yard. The subject property is +1.29 acres, and is legally described as Lakeview Estates #2, lot 10, located in S8 T22N R20W.

 The complete application and plans may be viewed at the Lake County Planning Dept, Room 315, of the Lake County Courthouse. The Board of Adjustment encourages the public to attend this meeting and voice comments they may have on the proposal. The Planning Dept will accept written comments on the proposal to be included in the information packets sent to the Board of Adjustment. This comment must be received prior to 5:00 pm on June 30, 2008. Written comments received after that time will be synopsized and read aloud at the meeting.
